50 x 25 , 50 X 50 ,70 X 50 . In recent years in uganda there is steady rise in the sell and purchase of plots this size mainly in buganda ,specifically mukono ,kampala and wakiso. This excessive fragmentation of land under the kibanja system often leads to slums plus associated health problems , security issues and fire safety hazards.
One my ask why this occurs , well the economy vs the population growth , as more people in the country increase and yet the space they consume ain't increasing yet we whole want to be close to town this forces realtors to increase land fragmentation as a response that's financially viable for buyers and sellers.
VALUE OF CREATING A PROPER PLAN.

Though these plots are tiny , a proper plan can be created for them regardless of intended purpose from residential to commercial. It's relatively easy to create a low cost 2 bedroomed house in 50 X 25 plot that has an in built toilet ,kitchen ,dining and seating area. Additionally the plan will ensure construction of well layed out rooms encouraging cross air ventilation and associated structural cooling. The plan can also be created to be responsive towards the local construction techniques and local traditions.
The question of beauty also gets achance at being answered , planning the plot out nomatter how tiny it is the only chance of ensuring one's style is expressed through the building design.
Ensure to plan your plot nomatter how tiny it is for better value acquisition.
